Project Overview

A Victorian palace — reimagined for modern life.

Built in 1906, the 2nd Avenue Victorian stood as one of Bankers Hill's most storied homes. Our challenge — and privilege — was to honor a century of history while reimagining the interior for 21st-century living. The result is a multi-unit residence that feels simultaneously rooted and forward.

Working within the constraints of historic preservation and California building code, we stripped the interior to the studs and rebuilt every system. Modern plumbing, electrical, HVAC, and insulation exist behind original-style millwork and period-appropriate material choices — but without a single apology for modernity.
